These terms govern your use of benditsolutions.com and the Signal short-term-rental tools, operated by Bend IT Solutions LLC ("we", "us"). By using the service you agree to them.
What Signal is
Signal provides informational tools about short-term-rental (STR) eligibility and market conditions in Bend, Oregon and the surrounding area, drawn from public records and our own analysis.
Signal's results are derived from public data that can be incomplete, out of date, or wrong, and from approximate matching. Nothing here is legal, financial, tax, or real-estate advice, and we don't guarantee accuracy. City "eligibility" reflects land-use rules only — an HOA, CC&Rs, deed restriction, or lease can still prohibit a short-term rental. Before buying a property or operating an STR, independently verify with the City of Bend (or the relevant county) and read the property's recorded HOA/CC&R documents. You are solely responsible for your decisions.
Your account
You're responsible for activity under your account and for keeping your sign-in method secure. Provide an email address you control. Don't share access in a way that abuses the service.
Subscriptions & billing
- Signal Pro is a recurring subscription billed at $49 per month through Stripe.
- It renews automatically each month until you cancel.
- You can cancel anytime; your Pro access continues through the end of the paid period.
- Except where required by law, payments are non-refundable.
- We may change pricing with notice; changes don't affect the current paid period.
Acceptable use
Don't misuse the service: no automated scraping or bulk extraction of our data, no attempts to break or overload the system, no unlawful use, and no reselling the data as your own product.
No warranty
The service is provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, or uninterrupted availability.
Limitation of liability
To the fullest extent permitted by law, Bend IT Solutions LLC is not liable for any indirect, incidental, or consequential damages, or for decisions you make based on the service. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim.
Governing law
These terms are governed by the laws of the State of Oregon, without regard to its conflict-of-laws rules.
Changes
We may update these terms; we'll change the date above and, for material changes, note them on this page. Continued use means you accept the updated terms.
